New Metal Roofs in the North Country
A house going up in Essex County's High Peaks carries a different roof design problem than one on the St. Lawrence lowlands near Massena, and both differ from a camp addition outside Malone. What they share: new construction is the one moment when the whole snow-country roof assembly can be designed in from the start instead of retrofitted. Why the first roof should be the long one
Putting asphalt on a new North Country home starts a 15-to-30-year replacement clock on day one. Specifying standing seam at the build means the roof's 40-to-70-year service life runs with the house, the assembly details cost less because nothing is being undone, and the design snow load is engineered rather than inherited.
The premium for metal at construction time is smaller than at replacement time for a simple reason: there is no tear-off, no disposal, and no working around an occupied house's landscaping and schedule. Settle these at design time
- Design ground snow load. Set by Table R301.2(1) of the Residential Code of New York State, keyed to ASCE 7-22. Much of the Adirondack interior is case-study territory where a site-specific analysis gives the value, and code adds roughly 2 psf per 100 feet of elevation above 1,000 feet. - The ventilation path. Soffit-to-ridge airflow and a sealed, well-insulated attic plane are cheap lines on a drawing and expensive retrofits. This is the ice-dam prevention layer, designed in.
- Eave ice barrier. Section R905.1.2 of the Residential Code applies to new roofs in ice-eave regions the same as reroofs: membrane from the edge to at least 24 inches inside the wall line, 36 inches up-slope at 8:12 or steeper.
- Seam, gauge, and finish. The North Country default is 24-gauge double-lock standing seam; profiles and trade-offs are on the standing seam page and in the panel guide.
- Snow retention over everything that matters. Entries, decks, meters, and mechanicals get engineered retention from the start, sized to the design snow load.
